Anti-Money Laundering
All lettings agents must take appropriate steps to identify and assess risks of money laundering and confirm the identity of any funds involved in a transaction.
Energy Performance Certificate (EPC)
An EPC is a compulsory assessment of the energy efficiency of a property. It is a legal requirement that you carry out and provide an EPC Certificate when selling or renting your property.

Energy Performance Certificates show how energy efficient your property is – ranging from ‘A’ to ‘G’. On your certificate, ‘A’ is the most energy efficient and ‘G’ is the least.

The EPC is valid for 10 years. EPCs can be reused multiple times during this period. The cost is £60.

Gas Safety Certificates

A Gas Safety Certificate ensures that a property is safe and secure in terms of gas appliances and connections. A Gas Safety inspection is compulsory and involves an examination of all your gas appliances and connections by a Gas Safe registered engineer to make sure everything is working correctly.

An annual gas safety check should be carried out every 12 months by a Gas Safe registered engineer. They must keep a record of the safety check for 2 years and issue a copy to each existing tenant within 28 days of the check being completed. The cost is £60.

EICR
An Electrical Inspection Condition Report (EICR) is a mandatory certificate that details the inspection of all electrical installations in a property. The assessment can only be carried out by a qualified electrician and ensures that the property is safe and compliant.

ERIC’s are valid for 5 years. The cost is £60.

Smoke Alarms & Carbon Monoxide

It is a requirement of the law for landlords to install working smoke and carbon monoxide alarms in their properties. The cost is £60 to £80.

Cleaning

Rental properties must be professionally clean when a tenant moves in.

Check-in Inventory

A check-in is the handover of the property to the new tenants at the beginning of the tenancy. A clerk will meet the new tenant, at a social distance, and handover the keys and any additional information regarding the property.
